You’ve been searching for the perfect home for months but can’t seem to find the right fit. So what do you do? Finally decide to build your own home! It’s an exciting process but there will be a lot of decisions in front of you. The first one you have to make of course is who will build your dream home? This is not a decision to be taken lightly. To help you out, we’ve created a 10 step process for you to follow to find your New Jersey home builder.
Step 1: Think About What You Want
You’re building a new home. A brand new home! You have to think about everything you want, seriously every detail. How many rooms? How many bathrooms? Where do you want to build your new home? How big of a property do you want? What type of home do you want? Are you a first time home buyer who wants something simple? Or are you looking for a luxury home? How much are you willing to spend on your new home? All these questions and many others need to be answered before you can contact anyone. You need to know exactly what you want, how you want it and where you want it. Every detail counts.
Step 2: Look for Experience
There will always be new home building firms but that doesn’t mean the workers within them are new. Many new home building companies are started by seasoned pros. When doing research, make sure to look for overall experience from the teams as a whole.
Step 3: The Portfolio Matters
You’ve defined everything you want out of your new home. Now, make sure you find a home builder who can deliver on those details. If you want a starter home, then look for companies that specialize in started homes. If you want a luxury home, look for a home builder who builds luxury homes. You want to pick someone who has experience building the type of home you want.
Step 4: Are They Involved?
It is not required that your home builder is involved with their local Home Builder Association but it’s a very good sign. This means that the builder will be familiar with the area you want to build to. Additionally, they will most likely know the local community developers, product suppliers and contractors.
Step 5: Verify credentials
This step is required. You need to make sure they have all the proper license and insurance to build you a new home. You can first look to their website and then you can double check with your town. You want to make sure that you and the builder are covered during the building process.
Step 6: Ask for references
Once you have a narrowed list of potential builders, give them a call and ask for references. When speaking to the references ask how the overall flow of the project went, the communication skills of the builder and the quality of work. If you have any concerns or questions, ask the references for their honest opinion to get a better idea of how the home builder works.
Step 7: Conduct Interviews
After speaking with references, pick at least three home builders to interview. By doing this you’re really giving yourself a very good idea of who you could work well with. You want to pick someone who understands your needs and can also communicate efficiently. Ask any questions you have regarding the project and ask how problems will be handled.
Step 8: Tour Homes
When you think you’ve found the right match, ask to your some of the homes they have built. This is simply the best way to understand the quality of work this home builder is capable of. This step is required and will help you make the right decision.
Step 9: Take Note of Workmanship
During your home tours, be sure to look at the quality of work. Is it something you can get behind? Is it everything you want? You will be able to decide whether or not this home builder can build your dream home by looking at his work up close and personal.
Step 10: Consider Resale Value
The final aspect you should look at is the resale value of the home builder’s homes. Have they gone up in value or dropped? You want the home builder’s homes to maintain or go up in value. This is a good sign and means you’re making a good investment.
