Home buyers who choose to go with new construction often have many questions regarding the home building process. While all New Jersey home builders are different, the home building process is fairly universal. This article will explain what a home buyer can expect during the major construction phases.

Site Prep and Foundation
Often, site preparation and foundation work is performed by the same crew, except in the case of wooded lots. Wooded lots require specialist to clear. During the site prep phase, the lot is cleared of rocks, debris and other obstructions to construction. Also during this phase the septic system and all associated hook-ups are installed. The crew also levels the site and sets up a wooden frame as a template for the foundation.
Also during this phase, the foundation is set. If the home is going to have a basement, the hole is dug and the foundation walls are poured. If it’s slab-on-grade, the footings are dug, formed, and leveled. The area is then fitted with utility runs and the slab is poured.
First Inspection
Once the concrete for the foundation is cured, a city inspector will visit the lot to ensure the work completed is up to code. Provided the inspection goes well, the home builder will remove the forms.
Rough framing
In this phase the skeleton of the house is erected. Plywood is installed on the exterior walls and roof. Windows and doors are also placed. The sheathing is then covered with a house wrap which prevents liquid from infiltrating the structure. This helps to prevent mold and wood rot.
Plumbing, electrical and HVAC
Next, the electrical and plumbing are laid through the framework. Sewer pipes, HVAC vents, and water supply lines are installed. Bathtubs and other large bathroom fixtures are typically installed at this point as well. Duct work and insulation is also installed.
Electrical receptacles and outlets are installed in this phase one the roof is placed; Additionally wiring for telephones, cable TV and music systems is included in this phase of construction.
Further Inspections
Rough framing and plumbing installations are inspected for compliance with building codes at this point. This typically requires three separate inspections.
Interior Trim
Doors, baseboards, moldings, window sills, and other decorative trim are installed at this point. Also cabinets, vanities and fireplace mantels and surrounds are placed. Walls receive a coat of paint or wallpaper.
Final Inspection
A building-code official will perform a final inspection and issue a certificate of occupancy (C.O.). If any defects are found during the inspection, a follow-up may be required in order to ensure they are corrected.
Walkthrough
During this phase the builder will walk you through your new home to explain features and maintenance. This is referred to as the pre-settlement walkthrough. It’s also an opportunity for the home owner to spot any items that need to be corrected or fixed.
